Project Overview
The City of Blue Ash chose to work with R.E. Warner and Shook Construction for design-build services to construct new maintenance facilities at their Golf Course and Summit Park sites.
New Golf Course Maintenance Facility
The scope for the Golf Course Maintenance Facility included demolition, site and construction phasing, site improvements, a new maintenance building, and the addition of new facilities: an 18,000-square-foot maintenance building, storage bins, fueling station, exterior wash bay, and an Integrated Pest Management (IPM) building.
The new maintenance building interior includes offices, break rooms, restrooms, equipment and tool storage, and an equipment maintenance garage. It features a modern, innovative layout that increases workflow efficiency, decreases noise from maintenance activities, and has space for all of the equipment to be stored indoors.
The facility also features a wash water recycling system that reuses the same water infinitely.
The maintenance building was intended to be designed as an insulated Pre-Engineered Metal Building (PEMB) with a residential-style exterior, however, the project had an accelerated schedule. In order to meet the desired timeline, the design-build team developed an innovative solution. Instead of constructing the entire facility as a PEMB, the office portion was redesigned as traditional construction. This approach allowed the PEMB portion to proceed without delay while the office areas were built simultaneously, effectively mitigating long lead times and ensuring the project stayed on track with the City’s ideal schedule.
In addition, the City needed to continue its maintenance operations during construction. To facilitate this, the contractor relocated all activities to a temporary on-site facility, followed by final relocation into the new building.

New Summit Park Maintenance Facility
The Summit Park Maintenance Facility project includes complete A/E Services for construction of a new office/service building consisting of a secure storage area, outdoor covered vehicle storage area, indoor storage, offices, a break room, bulk storage bins, locker rooms, stormwater pollution prevention control, pavement and traffic flow analysis, and new site utilities. Given that the facility is near a residential area, it is designed to help the facility fit in with the surrounding character of the neighborhood.
