R.E. Warner was selected by Westgate Mall, LLC for preparation of plans and specifications and construction administration for site improvements required to redevelop Westgate Mall.  Work includes site evaluation in support of demolition plans, utility maintenance plans, storm and sanitary sewers, water and natural gas mains, site electrical, telephone and lighting, paving, grading and drainage improvements.  This 52-acre site, located in the cities of Fairview Park and Rocky River, Ohio, was the home to nearly 800,000 sf. of retail and restaurants.  Built in the 1950’s, the mall has gone through two major renovations, transforming it from an outdoor open air mall to the enclosed mall that exists today.  In 2004, the major anchor tenant Dillard’s closed the doors on nearly 300,000 sf. of retail.  Shortly thereafter, the decision was made to bring the site full circle and again develop it into an open air retail power center.

To prevent interrupting the business of existing restaurants, retail stores and an office building, extensive construction phasing was required.  In order to meeting municipal requirements for underground stormwater detention, R.E. Warner specified the use of a new stormwater detention system that required 30 percent less pipe than a conventional system, resulting in nearly $110,000 in material and labor savings.
