R.E. Warner & Associates, Inc. was selected by AIMCO, a Real Estate Investment Trust located in Illinois to provide multi-discipline services for the renovation of One Lytle Place in Cincinnati, Ohio.  This 26-story residential (floors 5 – 26) and commercial (floors 1-4) building is a landmark as the Riverfront.  The project called for apartment and common area renovations as well as an exterior “facelift”.  Tasks included:

  • Preliminary study and evaluation for renovation
  • Complete A/E services for renovations including architectural and interior design, civil, structural, mechanical, plumbing and electrical engineering and landscape design.
  • Preparation of construction documents for Phase 2 renovations including commercial tenant space take-offs, residential interior renovations, residential clubroom space, residential entry enhancements and commercial signage and exterior facade.
  • Space planning for renovation of approximately 6,000 sf of office space for clinical computing on the 4th floor of One Lytle Place

R.E. Warner also provided construction administration services.

Challenges and Successes:

The challenge of managing multiple phases on site concurrently required careful attention to project management.  The diverse types of work at One Lytle Place; HVAC projects, residential tenant improvements, and commercial improvements, required extra management efforts.  The result was a diverse set of independent projects concurrently executed on time, on budget, and to the satisfaction of the owner.
